We hear some version of this question on almost every estimate call: "Can you just pressure wash my house?" And our answer is usually: we can, but let's first figure out if that's actually the right method — because for most Miami home exteriors, it's not.

Pressure washing and soft washing look similar from the outside. They both involve a hose, water, and cleaning a surface. But they work completely differently, and using the wrong one on the wrong surface can cause damage that's expensive to fix.

Pressure washing uses high-pressure water (typically 1,500–3,000 PSI) to physically blast dirt, grime, and organic growth off surfaces. The water does the cleaning work. It's fast and effective on hard, non-porous surfaces that can withstand the force.

Soft washing uses low-pressure water (similar to a garden hose — around 60–100 PSI) combined with a biodegradable cleaning solution. The chemistry does the cleaning work, not the pressure. The solution breaks down and kills organic growth at the root.

This is the part most homeowners don't realize: pressure washing physically removes mold and algae from a surface, but it doesn't kill the organism. The roots and spores left behind mean growth returns significantly faster — typically within 2–4 months in Miami's climate.

Soft washing with a biocidal cleaning solution kills the organism at the source. Results typically last 12–18 months, versus 3–6 months with pressure washing alone. That's why for house washing, we recommend soft wash almost every time — it's both safer for the surface and more cost-effective long-term.
